This is a full time position that requires the following:

  • Assisting project managers and senior project managers with multiple tasks on significant New York City projects.
  • Assisting with project procurement.
  • Organization of meetings with professionals, attendance at meetings and preparation of meeting minutes and project reports.
  • Review, management, distribution and coordination of project documents.
  • Assistance in maintenance of project budgets and schedules.
  • Preparation and maintenance of cost reports.
  • Ability to read plans (can teach).
  • Cost estimating and/or scheduling skills a plus.
  • Field observation and reporting.
  • Strong organizational skills are required as the position entails upkeep and creation of files and documentation.
  • Microsoft Word and Excel proficiency is required.  Microsoft project and/or CAD experience a plus.
  • BS/BA in Architecture or Engineering is preferred.
  • Willingness to travel is a plus as some projects are outside of the NYC area.

ValCon is seeking an individual who has the ability to manage design and construction teams and drive the successful delivery of high rise residential and commercial construction projects

Qualifications include:

  • BA or BS degree. Architecture, Engineering or Construction Management degree a plus.
  • A minimum of 7 years experience in construction administration/management.
  • Ability to prepare preliminary design and construction schedules on MS Project.
  • Experience with cost estimating and preparation of design and construction budgets.
  • Ability to oversee New York City building permit and approval process.
  • Ability to deliver on a timely basis.
  • Prepare requests for proposals, bid and level project consultants, vendors and contractors.
  • Ability to negotiate contract terms and costs.
  • Oversight of construction through completion and punchlist.
  • Manage design coordination to minimize change orders.
  • Negotiation of change orders and close out of consultants and contractors.
  • Organize and chair project meetings.
  • Oversee design and construction teams with adherence to project schedules and budgets.
  • A clear communicator with good writing skills.
  • Detail oriented and highly organized.
  • Proficient in Word, Excel, MS Project.

ValCon seeks a Project Manager to join our team as a lender’s or investor’s representative to monitor construction projects, prepare reports and interface with our clients. Our projects include both new construction and existing buildings. We provide pre-construction reviews and construction observation services as well as property condition assessment due diligence services for all real estate property types primarily on the East Coast and sometimes nationally.

Responsibilities include:

  • Conduct regular site inspections to monitor construction progress, review developer’s requisitions for payment and make recommendations for funding to Lender via monthly site observation reports.
  • Review plans and specifications, project schedules, budgets, change orders and contracts for monthly progress reports and pre-construction reports.
  • Conduct property inspections for property condition assessments and prepare reports including capital reserve recommendations as needed.
  • Maintain contact and communication with client and related entities throughout project.
  • Coordinate design review consultants including architects, structural engineers, MEP engineers, etc. as needed.

Qualifications:

  • Bachelor’s degree in Architecture, Engineering, Construction Management or related technical field.
  • Professional Engineer certification is preferred.
  • At least 5 years demonstrated work experience in construction administration, architecture, project management and/or engineering.
  • Working knowledge of plans and specifications, requisition draw requests, contracts, budgets, change orders a construction schedules.
  • Ability to manage many projects at once.
  • Ability to meet deadlines.
  • Detail-oriented and highly organized.
  • Proficient in Word, Excel, Project, and Mac
  • Excellent verbal and written communication skills.
